"Leasehold Improvements" includes,without limitations,all fixtures,improvements,installations,alterations and additions from time to time made,erected or installed by or on behalf of the Tenant,or any previous occupant of the Premises,in the Premises and by or on behalf of other tenants in other premises in the Building (including the Landlord if an occupant of the Building),including all partitions and hardware however affixed,and whether or not movable,all mechanical electrical and utility installations and all carpeting and drapes,with the exception only of furniture and equipment not of the nature of the fixtures.
