To obey and comply with and to carry out at Tenant’s sole cost and expenses during the terms of tenancy all building orders,which shall have been issued by the Building Department demanding rectification works to be carried out in the premises in respect of the building works or alterations made by the Tenant.Should the Tenant fail to comply with such Building orders,then :- (1) the Tenant shall bear all responsibility and indemnify the Landlord for the penalties imposed on the Landlord as a result of the Tenant’s Breach of this clause and to further indemnify the Landlord against the breach of all ordinances,regulations,by-laws,rules and requirements of any governmental or other competent authority relating to the conduct and carrying on of the Tenant’s business or profession on the Premises or any other act,deed,matter or thing done,permitted,suffered or omitted therein or thereon by the Tenant or any employee,agent or licensee of the Tenant; & (2) The Landlord may proceed to comply with the said orders and to charge the Tenant all the costs of the works and incidental expense.
